Subleasing office space allows new law firm to quickly set up operations & save costs

Slater Seibert is a newly formed law firm focused on providing legal defense for clients facing Michigan no-fault insurance claims. The firm was formed when thirty staff, including ten partners and two associates, amicably parted ways with a leading firm based in Bloomfield Hills, Mich.

Due to the time-sensitive nature of this move, Slater Seibert needed to quickly identify a suitable office space. Plante Moran Realpoint (PMR) provided transaction management services to assist Slater Seibert in the site selection process. After viewing several potential spaces, PMR narrowed down the search to a location that met all of the firm’s requirements in a 7,000-square-foot move-in ready subleased office. The space is conventionally located near freeways, amenities, and popular restaurants.

The economic advantages and timing of a sublease was a perfect solution to get the office set up and serving clients sooner than a traditional lease and buildout of new space would have allowed. Additionally, the “plug and play” setup allowed the tenant to create cost savings by utilizing the existing desks, chairs, storage spaces, telephones, and other office equipment. The new office space will help Slater Seibert capitalize on its confidence to grow and become a firm fostering strong, collaborative relationships built on trust and communication.

Subleasing office space can be an excellent solution for new businesses to set up a new headquarters quickly and cost-effectively, but outcomes are improved when you use a tenant representative for site selection and lease negotiation. Contact our team to learn more about how we can help.
