The challenge
DSM Engineering Plastics (DSM EP), a global supplier of high-performance engineering thermoplastic solutions, is one of the 10 business groups of Royal DSM, a global Netherlands-based company active in the health, nutrition, and materials fields.
Hampered by limited options for quality industrial real estate in Michigan, DSM EP engaged the transaction management team at Plante Moran Realpoint (PMR), formerly Plante Moran Cresa, to help expedite locating a new space that was large enough, and flexible enough, to house the company’s headquarters, customer service center, and technical center.
The solution
PMR used its network of resources to discover every promising building in Birmingham, Troy, Royal Oak, and the surrounding areas. PMR's methodical search, guided by the team’s in-depth market knowledge and a deep understanding of DSM EP’s business needs, discovered several potentially viable locations.
After a thorough analysis of the available options, DSM chose the Columbia Center IV, a 31,000-square-foot, Class A building in Troy, Michigan. PMR helped DSM EP negotiate a favorable long-term lease.
The benefit
The Columbia Center IV is strategically located near main thoroughfares and a variety of amenities, with plenty of parking and prominent signage. The building, originally a fitness center, was readily converted into the high-tech lab and workspace.
DSM EP’s new headquarters is a sustainable, aesthetically pleasing work environment perfect for both attracting new talent and encouraging a great atmosphere.
