The challenge
In 2011, Botsford Hospital engaged Plante Moran Realpoint (PMR), formerly Plante Moran Cresa, to spearhead the creation of a master plan to expand, improve, and update the hospital's operational systems and technology. After a year of evaluating options and financing, the plan was complete and PMR spent the next two years determining the best implementation method for the hospital's planned expansion and renovation.
In September 2014, Botsford Hospital combined with Beaumont Health System and Oakwood Healthcare to form Beaumont Health. This change provided the $160 million in funding needed for the current implementation of the master facility plan (MFP), but it also brought about the need to realign the master plan with new directives from Beaumont Health.
PMR provided options for the hospital to determine the best direction and was retained as the owner's representative to oversee the design and construction of the MFP.
The solution
The MFP will be completed in three phases, with an overall expected completion date of September 2019. The hospital plans to build 175,000 square feet of new construction, including a parking structure, and renovate 81,500 square feet.
The improvements include adding 55 treatment bays to expand the ER capabilities, updating and expanding nine new surgical suites, building a new 24-bed critical care unit, and adding 80 private patient rooms in a five-story addition.
The benefit
PMR has utilized its extensive hospital experience to bring value and mitigate risk at nearly every phase of the MFP. PMR has helped Beaumont Health save millions of dollars by establishing budgets based on health care construction cost benchmarking and by devising a creative, cost-effective way to handle subcontractors' insurance.
Throughout the implementation, PMR will continue to ensure the MFP's success through the following:
- Facilitating and coordinating the owner's activities throughout design and construction phases of the project
- Supervising the budget and schedule
- Resolving claims and disputes
- Monitoring the quality, cost impact, and schedule impact of change orders
